Buying an under-construction flat means you can — and should — verify construction quality as it happens.

  • RCC work: review consultant site-visit reports and concrete strength testing (M20/M25 grade for residential buildings).
  • Curing: 15 days for columns, 21 days for slabs — ask for cast dates and verify water curing.
  • Materials: check brick size/shape/water absorption, sand cleanliness, and ISO-certified cement.
  • Plastering: mesh at beam-brickwork joints, and waterproofing in the second coat of external plaster.
  • Waterproofing: terraces, bathrooms and toilets need proper technique and curing.
  • Electrical & plumbing: concealed wiring, proper earthing, and leak-free plumbing.
  • Structural layout: cross-check construction against approved plans, especially load-bearing elements.
  • Documentation: verify the builder's track record and confirm all legal approvals are in order.
  • Site safety: a clean, well-organised, safety-conscious site is a good sign of overall quality.

A little diligence during construction, not just at possession, protects your investment for the long term.
