Securing permits is a critical early step for any real estate project in India, and the process varies by jurisdiction.

Documents for Building Plan Approval

  • Property Card
  • Land Plot Map
  • Development Agreement & POA (for JV projects)
  • Architectural Layout/Building Plan
  • RCC Designer Certificate
  • Fire NOC (required above 24m height, or for fully commercial projects)

Approval Process

Plans are reviewed at four levels: the Land Inspector (site visit), Assistant Town Planner, Town Planner, and finally the Chief Officer, who grants final approval. The full process typically takes 2–3 months.

Post-Approval

A Commencement Certificate permits construction to begin, followed by water/MSEB permissions and a Plinth Certificate after foundation work.

Completion Certificate

Requires a Lift Certificate, RCC drawings, Stability Certificate, Architect Certificate, Sanitary Certificate, Electrician Certificate, Rainwater Harvesting Certificate, Tree Plantation Certificate, and Solar Certificate where applicable — typically issued 1–2 months after final submission.
